Transition

As of December 1, 2023, the HOA transferred from the builder to a resident-elected board.

Dear Homeowners — as of December 1, 2023, the responsibilities of our community's HOA were fully transferred from Brightland/Gehan Homes to us, the homeowners. Three volunteers were elected to the HOA board in the November 30, 2023 election: Ammar Bhaisaheb, Ian MacKinnon, and Dutt Tarigopulla.

We are working closely with PS Property Management to ensure a smooth transition from Brightland Homes, reviewing the current budget (including 2023 actuals), vendor contracts, and day-to-day operations. We will communicate updates frequently and gather homeowner input, and finalize the best communication platform.

A note on assessments: the yearly assessment for 2024 will mostly remain the same as last year — $625 for single-family homes and $587.90 for townhomes — due January 1, 2024.

While reviewing the budget, we identified issues that may warrant a mid-year 2024 increase (no more than $150 per homeowner): (1) builder contributions from Brightland/Gehan ending in 2024, reducing annual revenue by about $35K; (2) very minimal cash reserves — experts recommend building reserves equal to 2–3 years of operating expenses to avoid larger special assessments later; and (3) no current funding for needed community enhancements such as lights near the park and playground.
